B-Hive Office Park an existing property, located in Peachtree Corners of Metro Atlanta in Georgia.  There are 4 buildings on the site. Originally built in 1972, each building is 13,000 in total square footage and two story tall. The existing exterior walls will be demolished and replaced with stone, metal panels and continuous glazing to bring in natural light.  The interior will be completely renovated.
What is the impetus of the design? We wanted to create a work environment that supports small businesses and their development.  As a small business owner myself, I am living through some of the same struggles, whether it is building a brand, doing effective marketing, or creating the economy of scale in what you do, so on.  On the other hand, there is the aspiration of creating a better service or products to call your own, as well as being financially successful. With that understanding, the motivation behind the design was really about helping small business to grow and thrive.
What are some of the program and design decisions made to benefit the potential tenants?  Many decisions were made to provide flexibility and access to important amenities for potential tenants.
The working area has many options from private office of single occupancy to office suite of 15 people to open workstation.  There is something for everyone and every phase of the business. As a business grow, it could transition to the right size of space.
The amenities are critical to how we achieve this goal in supporting the businesses. Tenants will have access to shared conference rooms, multiple outdoor recreation areas, a workplace cafe, and an beautiful event center.
The conference rooms come in multiple sizes and support a variety of functions, including informal meeting, interview, working session and tele-conference.  
The working cafe allows interaction to take place between businesses in a casual setting. The soft seating and the various type of seating arrangement offer options to accommodate working modes that change throughout the day.  It is our desire to promotes networking and exchange of ideas.
The tenant has access to a two-story tall, multi-purpose event center right on the campus.  Its capacity could accommodate up to 36 banquet tables with a breathtaking view of the garden.  It could be used for training, seminars and company functions.  
What’s unique about the development?  The connection to Nature is something that is especially unique to this property.  We created many outdoor spaces to enable the blending of outside living with the inside.     
The jewel of the office park is our zen-inspired garden. This is a quiet and calming oasis with many beautiful textures of Nature. It is a place of retreat from the hectic activities and to-do lists. We all need time to get away. The garden is the ideal place to facilitate high-level thinking and strategizing.  The event center also opens up to the garden. 
We also provided a large patio space connecting to the working cafe so the indoor/outdoor living becomes part of your day. The property is surrounded by woods. Imagine smelling the fresh air, stepping on the grass and have a cup of coffee on the patio. We want to encourage people to walk around and experience Nature, which increases productivity and health. 
There are also many outdoor sitting areas dispersed throughout the property.  
What are some Environmentally Conscious features in the works? We are incorporating many environmentally conscious features such as solar-powered outdoor lighting to save energy.  We are incorporating bio-swales in the zen garden to slow down the stormwater runoff as well as improving its quality.  We are evaluating several others,  so there are many features to come. 
Why B-Hive in a nutshell? Many co-working spaces were introduced on the market in the past few years.  Most of them are in an enclosed box. This development offers more than that.  Its location, amenities and flexibility truly make it an amazing place to work.
